PROPERTY SEARCH

What is the smartest way to shortlist South Florida properties?

Treat every listing as a starting point rather than a finished answer. Filter first by what the property has to accomplish for you, then confirm the details that actually move the decision — full carrying cost, building or association condition, and current availability — before you compare asking prices.

Start from the job the property has to do

A full-time home, a seasonal residence, and a rental investment call for different search criteria. Fix the non-negotiables early: commute geography, unit or lot size, privacy, parking, water access, and the total monthly number you will not exceed. Everything else is a filter on top of that baseline.

Price the whole picture, not just the listing number

The asking price is one line among several. Line up property taxes, insurance, association dues, reserve contributions, expected upkeep, and financing terms before ranking properties. For a condominium, review the association's finances and building condition alongside the unit; for a house, get an early read on the roof, wind exposure, and flood risk.

Confirm before you commit

Availability, price, and condition can change between the moment you save a listing and the moment you tour it. Use each result to build a shortlist, then verify current status, required disclosures, and access for a private showing before an offer is drafted. Pair a neighborhood guide with a decision tool to narrow the list, and request a property-specific review before you act.
