What does this calculator actually calculate?
One figure: the price you entered ÷ the area you entered, in the unit you chose. The result shows the exact value, the amount rounded to the cent (or "less than one cent") and the unit. The exact value is a calculation, not a new price. No total purchase cost, mortgage payment, investment return or appraisal is calculated.
Does changing from square feet to square meters convert my area?
No. The same number is interpreted in the newly selected unit and the old result is invalidated. If you mean the same physical space, enter or verify the correct area number in the new unit. A numerical ratio with a square-foot label cannot be compared directly with one per square meter.
How are cents and very small positive rates shown?
Every raw rate greater than zero and below US$0.01 per unit is shown as less than one cent. For example, US$0.09 divided by 10 is US$0.009 per unit, even though ordinary cent rounding would show US$0.01. Other rates use nearest cents with positive half-cent ties upward: US$10.01 divided by 2 is US$5.005, displayed as US$5.01. This is display policy, not a regulated charge.
Which area definition should I use?
Use the area definition that fits your comparison, and the same one for every property. Living area, gross building area, rentable area and land area are different measures and give different prices per square foot. The calculator doesn't check a measurement standard or apply an interior-only rule. Get the relevant document when the definition is unclear.
Does a lower price per area mean a better deal?
Not by itself. Price basis and date, area definition and unit, location, condition, floor, amenities and other differences matter. Compare like properties and price bases. No comparable dataset, market benchmark or predicted fair value is built into this arithmetic, and no purchase or loan approval follows from the number.
Are the supported input limits market or lender rules?
No. Positive USD cents up to US$2 billion and positive area up to 2 billion selected units with four decimal places are software support ranges. They do not validate a quote, physical measurement or market plausibility. The unit rate can exceed the price-input cap; it is not silently reduced to fit that cap.
What happens with blank or malformed facts?
A missing price, area or unit is never replaced with zero, one square foot or a guess. Negative values, too many decimals and badly grouped numbers must be fixed before you get a result. A tiny valid area stays above zero in the result and the export. Changing any entry makes the previous result out of date.
What do the reference date and source section establish?
The September 30, 2026 baseline concerns stable arithmetic, not a current listing, market forecast or verified measurement. No confirmed measurement-standard or conversion source is linked.
